Nevada State Development Corporation is a nonprofit Certified Development Company founded in 1981. It is the oldest, largest, and only statewide CDC in Nevada with Premier Certified Lender status, and has funded more than 2,350 SBA 504 loans totaling over $1 billion, supporting 23,914 jobs.

What a CDC actually is
A Certified Development Company is the nonprofit the SBA licenses to deliver the government-backed 40% of a 504 loan, alongside a bank's 50% first mortgage and your 10%. You can't get a 504 without one. The full explanation.
The story, 1981 to today
NSDC was founded in 1981, in the program's early years, to give Nevada businesses a way to own the buildings they worked in. It has lent statewide from the beginning, which is why it remains the only CDC covering all of Nevada rather than one metro, and why its loan officers know Elko and Ely as well as they know Las Vegas and Reno.
The record since: more than 2,350 loans, over $1 billion in SBA financing, more than $2 billion in total project costs, and 23,914 jobs supported. In 2024 alone: 41 loans, $43.5 million financed, 467 jobs projected.
The number that matters most isn't on that list. NSDC has outlasted several credit cycles, and a 504 loan runs for 25 years. When you choose the lender that services your loan for its full life, you're choosing the one that will still be here in year twenty. That's the whole point of a long-term servicer, and it's the part of the story we're proudest of.
