4T's Repair Bought Its Shop in Wells When the Lease Came Due
Rick and Julie Thuemler of 4T's Repair, a diesel mechanic in Wells, Nevada that keeps big rigs running across Nevada, Idaho and Utah, used an SBA 504 loan from Nevada State Development Corporation, in partnership with Rural Nevada Development Corp, to buy the building they had been leasing when a first right of refusal arrived without warning.

The situation
In a town the size of Wells, commercial property barely exists and relocating is close to impossible. 4T's Repair had been leasing its shop when the first right of refusal on the building came unexpectedly. The Thuemlers hadn't planned to buy a fixed asset so soon, and a real estate acquisition under that kind of pressure is complicated anywhere, let alone in rural Nevada.
The deal
NSDC, recognizing what the shop means to the local and regional supply chain, partnered with Rural Nevada Development Corp and managed a direct transaction between seller and buyer, with no brokers involved. Environmental concerns were handled by Dietrick McGinnis of McGinnis & Associates. The SBA 504 loan was approved, and NSDC's closing manager, Stephanie Morris, saw it through to funding.

The outcome
The business kept its building and its place in town. The loan, as Rick Thuemler put it, saved the business “and maybe even some lives,” given what a working diesel shop means to the trucks that pass through Wells. The 504 works in Wells exactly the way it works in Las Vegas: same structure, same team, same fixed rate.
